August brought some interesting shifts to the Northern Virginia housing market. We saw an 8% decrease in closed sales—a sign that buyers are taking a bit more time with their decisions. At the same time, median prices edged up 2%. What's especially notable is the change in inventory: condos and attached homes saw an 18.5% increase in listings, giving buyers more options in these segments, while single-family home listings dropped by 8.5%. After 25 years helping clients navigate every twist and turn of this market, I’ve learned that more choices can be a real advantage—especially whether you’re a first-time buyer looking for your start, someone ready to downsize, or anyone planning for the next chapter. As always, my approach is rooted in clear communication and practical strategies to help you make sense of these changes and find the right fit for your needs.
