US Luxury Home Sales Vary Widely

Luxury home sales across the US are truly a study in contrasts, with recent public data showing transactions ranging from $3.7M all the way up to a remarkable $130M in various major metros. The priciest sales included benchmarks like $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M—numbers that paint a vivid picture of just how robust the upper tier of the market has become. Four markets in particular saw their fifth-highest sales top $10M, underscoring the depth (and competition) in luxury real estate well beyond just the record-breakers.

What caught my eye as a broker is that one market stood out for its tight cluster at the top: all five leading sales ranged from $24M to $40M, suggesting a highly competitive, perhaps more predictable, high-end segment there. It’s important to remember these figures only reflect publicly marketed properties, so private deals might be flying even higher—and in nondisclosure states, we’re often looking at listing prices, not closed sales.

After 25 years in real estate, I’ve seen that the luxury market isn’t just about big numbers—it’s about knowing the nuances behind them. Whether you’re moving up, downsizing, or eyeing the upper tiers, understanding these shifts helps you make well-grounded decisions that build long-term wealth.
